Buying new construction homes in Nocatee FL can be difficult because of all the new neighborhoods popping up and the limited availability in some of these. With over 40 neighborhoods within Nocatee, finding the right neighborhood for your family situation is important. However, currently there are only 6 neighborhoods within Nocatee that are still open for new home constructions. The other neighborhoods are only available through resell.
All neighborhoods in the Nocatee community get access to the amazing Amenities in this planned community. These include the water park, spray park, fitness center, sports fields, and splash park. The Nocatee water park includes water slides, a lazy river, and a zip line. The Spray Park is a 4 story tall kid paradise for them to enjoy while the parents relax in the sun. RIVER LANDING AT TWENTY MILE
River Landing is the newest planned community in Nocatee and will start having homesites available in 2021. They will be priced starting at $400,000 for the preserve lots and $900,000 for the waterfront lots. This is starting and any upgrades will come at an additional cost.
THE VISTA AT TWENTY MILE
The Vista is a small luxury community in the Twenty Mile neighborhood of Nocatee. The Spanish-style homes are priced starting at $937,900 and go up to $1,327,900. This of course is the base pricing and upgrades could easily push these numbers into the mid to high $1 million price point. The neighborhood is limited to only 44 homesites. The homes range in size from 3,490 to 5,800 sq feet and offer 4 to 5 bedrooms.
OAKWOOD AT NOCATEE
Oakwood at Nocatee is a sold-out townhome neighborhood but 2 of these homesites are reserved and the buyers may back out and open these sites up. If these do not open up, your only other new construction townhome community is Franklin Square.
WEST END AT TOWN CENTER
The West End neighborhood is built by David Weekley and Providence Homes. They are priced starting at $364,900 and go up to $462,900 for the bigger homes. They range in size from 1593 to 2276 sq feet and come in either front or rear load homes.
FRANKLIN SQUARE AT CROSSWATER
Franklin Square is the only current new construction townhome neighborhood in Nocatee FL. They have 11 sites available for purchase and 5 more are currently reserved with a deposit. However, they do have future construction planned as well which would add an additional 30-40 home sites. They are priced between $367,995 and $447,995 starting. They range in size from 2,053 to 2,498 sq feet and come with either 2 to 4 bedrooms. While about 0 minutes away from the main Nocatee amenities, Franklin Square is located right next to the new Crosswater Park which includes the following amenities: Swimming pool, playground, and dog park.
PIONEER VILLAGE AT CROSSWATER
Pioneer Village is currently in the closeout phase of new construction so only has a few homesites left. The floor plans are priced between $355,900 and $451,900. They range in size from 1,576 to 2,297 sq feet.
SETTLER’S LANDING AT NOCATEE
Settler’s Landing is in the initial phase of construction and has homes built by David Weekley Homes, Dostie Homes, ICI Homes, Providence Homes, Riverside Homes, and Toll Brothers. Some builders are Pre-selling now while others haven’t opened ordering up yet. The Single-family home neighborhood will be priced from the Mid $300’s and go up to around $700,000. The homes will range in size from 1,570 to 3,876 square feet.
