Chance Partners announced on October 23 that it would develop Sagefield Apartments, the fifth development in Jacksonville.

The 234 unit Sagefield will be located at 13283 N. Main St. and Drury Lane in North Jacksonville. It is located in the Oceanway neighborhood near the River City Marketplace.

The plans show three buildings with 135 one-bedroom units, 91 two-bedroom units, and eight three-bedroom car units in two four-story buildings and two two-story buildings.

408 parking spaces are planned.

Sagefield will start pre-letting in early 2022 and is due to open in March 2022.

Renasant Bank is providing $ 24 million mortgage lending, according to Chance Partners. The project team consists of the architecture firm Dynamic Design Partners, the civil engineering company Kimley-Horn and Associates and the general contractor The Douglas Company.

The developer said amenities included a clubhouse, coworking space, 1 gigabit WiFi throughout development, a 24-hour fitness center, e-scooter and bike sharing, resort-style pool, outdoor kitchen, and fire pit as well as a pet spa and a Starbucks coffee bar.

Chance Partners filed with the city last October for a certificate of billing for the mobility fee for the construction of River City on Main on 9.37 acres at 13283 N. Main St. and Drury Lane.

Chance Partners has two rental properties in Jacksonville – San Marco Promenade in San Marco East and RiverVue in Avondale.

Two more – The Barlow and The Exchange – are under construction in San Marco East. Pre-release for these will begin in early 2021.
